The Home Loan Benefit You Earned
The VA loan is one of the most powerful financial tools available to veterans and active-duty military — and most people don't use it to its full potential. Let's change that.
Why the VA Loan Stands Apart
No other loan program offers this combination of benefits. Here's what makes the VA loan the gold standard for eligible borrowers.
Buy a home with zero down. No need to save for years — your service already earned this.
Conventional loans charge PMI until you hit 20% equity. VA loans never do — saving you hundreds per month.
VA loans consistently offer rates below conventional options, meaning lower monthly payments over the life of your loan.
Your VA entitlement doesn't expire. Use it once, twice, or more — it's yours for life.
VA loans are more forgiving on credit history than conventional programs, helping more veterans qualify.
The VA limits what lenders can charge, keeping your out-of-pocket costs at closing lower.
Who Qualifies for a VA Loan?
VA loans are available to a wide range of service members, veterans, and surviving spouses. Here's a general overview — I'll help you confirm your specific eligibility.
Currently serving in the Army, Navy, Air Force, Marine Corps, Coast Guard, Space Force, or National Guard/Reserves on active duty.
Honorably discharged veterans who meet minimum service requirements — typically 90 days during wartime or 181 days during peacetime.
Members with 6 years of service, or those called to active duty under Title 10 orders for 90+ days.
Unremarried surviving spouses of veterans who died in service or from a service-connected disability may be eligible.
How the VA Loan Process Works
The VA loan process is straightforward when you have the right guide. Here's what to expect from start to close.
Confirm Your Eligibility
We'll obtain your Certificate of Eligibility (COE) — I handle this for you. It confirms your entitlement and gets the process started.
Get Pre-Approved
We review your income, credit, and service history to determine your buying power. Pre-approval strengthens your offer with sellers.
Find Your Home
Shop with confidence knowing exactly what you can afford. Your real estate agent and I work together to keep the process smooth.
VA Appraisal & Underwriting
The VA requires an appraisal to confirm the home's value and condition. Underwriting reviews all documentation for final approval.
Close & Get Your Keys
Sign your final documents, pay any closing costs (often minimal with VA loans), and receive the keys to your new home.
